If you want to look up the status of your Washington real estate license, the Washington Department of Licensing (DOL) makes it easy for you.

  • Architects

  • Home inspectors

  • Land surveyors

  • Real estate agents

How Do I Look Up the Status of My Washington Real Estate License?

You might be wondering if your real estate license is active, expired, or canceled. Or you might just need a quick way to look up your license number. In any event, the process of looking up your Washington real estate license takes only a minute online.

  1. Go to the DOL license lookup portal. Anyone can use the DOL license lookup online. You don’t need to create an account or log in.

  2. If you have your license number, type it in directly to see the status of your license.

  3. If you don’t have the number, you can use any of the available fields to look up the status of your license. Using your name is the simplest way. But you can also look up other licensees using the city, county, or license status filters.

What Information Can I Find Through the License Lookup?

Anyone can use the DOL license lookup system to find the name, license number, license type, license status, and city of any licensee.

In addition to these basics, you can click on any listed person’s name to get additional detail, including:

  • Disciplinary action against the licensee

  • Prior names of the licensee

  • The original license issue date

  • The current license issue date

  • The license expiration date

  • Any associated licenses (perhaps a business partner or broker)

  • The licensee’s firm (the brokerage in the case of real estate agents)

What If My License Is “Inactive” or Not Listed?

If you’re a brand new licensee, it may take a little time for the online system to reflect your active license status. If you can’t find your license status online, it might be because you have just recently passed your exam and the system hasn’t been updated to reflect your new license yet.

If your status says “inactive,” it’s likely because you have passed your real estate exam, but the DOL hasn’t processed the paperwork from your new brokerage to confirm that you are ready to be active.

You can always contact the DOL’s Real Estate Division to confirm that your new license is processing. It’s important to wait until your real estate license is officially active before beginning any real estate sales activities.

What If My License Is Expired?

Your Washington real estate license will need to be renewed every two years to avoid expiration.

If your license is expired, and you want to resume your real estate business, you’ll need to renew your license. As long as your license expired less than three years ago, you can simply meet the renewal requirements and renew your license to make it active.

To meet the renewal requirements, you need to:

  • Complete your continuing education requirements

  • Complete the renewal application through the DOL portal

  • Pay the renewal fees

You might also need to submit a fresh fingerprint scan and background check. This is required every six years.

What If My License Expired More than Three Years Ago?

If your Washington real estate license expired more than three years ago, you’ll need to start the licensure process from the beginning. The good news is that you’ll probably be able to speed through the licensing requirements since you’ve done it before.

Here is the process for getting your new Washington real estate license:

  1. Register with Applied Measurements Professionals. AMP proctors your real estate exam, and registering with them allows your real estate school to submit your proof of course completion to AMP so they can schedule your exam.

  2. Complete your 90 hours of real estate education. Choosing an online real estate school that allows you to work at your own pace can help you complete your courses much faster than a traditional instructor-paced course.

  3. Schedule your exam and pay the $138.25 exam fee.

  4. Pass your exam.

  5. Submit to the fingerprint scan and background check.

  6. Apply for your new real estate license through the DOL portal.

  7. Join a brokerage to activate your license.
